Irvine Homes for Sale and Real Estate

Irvine was developed in the 1960s by the Irvine Company and formally incorporated in 1971.  It is situated on 66 square miles, with Tustin to the north, Santa Ana to the northwest, Lake Forest to the east, Laguna Hills to the southeast, Costa Mesa to the west and Newport Beach to the southwest.  Most of the city lies in a broad flat valley, although there are some hills, plateaus and canyons to the north and south. Irvine is divided into townships, referred to as villages, that are separated by six-lane streets.  The houses in each village are of similar designs and each village has a commercial center and schools.  All streets have landscaping allowances as well as bicycle paths, parks and greenbelts.  Some villages are overseen by homeowners' associations which regulate the appearance of houses and offer neighborhood amenities such as swimming pools and tennis courts.
